Hut 8 Lands $9.8 Billion AI Lease as Bitcoin Miners Expand Into Data Centers

Hut 8 has signed a 15-year, $9.8 billion lease with an existing investment-grade customer for the second phase of its Beacon Point AI data center campus in Texas. Marking another major shift from Bitcoin mining toward AI infrastructure.
The agreement adds 352 megawatts (MW) of computing capacity, bringing the tenant’s total footprint at the campus to 704 MW. And fully commercializing the 1-gigawatt site. The deal raises Beacon Point’s base contract value to $19.6 billion, with the potential to reach $50.2 billion if renewal options are exercised. While Hut 8’s total contracted AI infrastructure revenue now stands at $26.6 billion. The announcement sent Hut 8 shares higher and underscores a growing industry trend where Bitcoin miners are leveraging their power infrastructure and data center expertise to capture the booming demand for AI computing.
